The space

This unique house has the best of two worlds – perfect for a large group to spend time together, but also provides private space for separate families. Rental of this newly renovated home includes three separate units, all accessible from inside the front door. Guests can travel from one unit to the others and each unit can be locked or left open . Each unit (described in detail at the end) has 1-2 bathrooms (with showers but no bathtubs), a kitchen/kitchenette, and a living area. All have new furniture and large televisions. The largest unit (on the second and third floor) has enough plates/silverware/glasses to serve 20 people dinner, allowing your whole group to enjoy meals together.

The Catskills are an outdoor paradise. The yard surrounding the house is enormous and magnificent with mature trees, a fire pit, a Weber grill, picnic tables, Adirondack chairs, a hammock, la small playground area for toddlers, and farm animals which can be viewed from the house and can be visited by a 2 minute walk. We have games to play inside and outside. We leave animal food in each unit so that you can feed the horses/donkeys/sheep, and we leave fresh eggs from our chickens for you to eat. The country roads are perfect for bike riding (albeit hilly), local hills make great sledding in the winter, and world class hiking in the Shawangunk Mountains is just 1/2 hour away. There is an outdoor community pool in the town park 1 mile from the house, and many local streams allow public fishing. There are mountain lakes nearby to swim or boat, such as Morningside Lake in Fallsburg (which rents paddle boats and row boats and also has a new community pool), or Starlight Marina in Monticello (which rents platoon boats). Public golf courses are plentiful. If you tire of nature, Legoland, the Kartrite Water Park (NY’s largest indoor water park), and the Resorts World Casino are all just1/2 hour away, while Woodbury Commons, with hundreds of outlet stores, is 45 minutes away. The town of Moundaindale, 2 miles down the road, is a hip destination with live music on weekends, an outdoor bar and restaurant by the creek, the best pizza in upstate NY, a wine/cheese and produce shop, a thrift shop and a herbal shop, a yoga studio, art studios, and a monthly outdoor market. And Bethel Woods (45 minutes away) has concerts throughout the summer.

The three separate units in the house are as follows:

1. “Treetop:” 2 floor unit on the 2nd and 3rd floors, three bedrooms, two full bathrooms, a well equipped kitchen with a dishwasher, an outdoor deck, a sitting room, and a living room. The third floor is the indoor “hang out” space with a large couch, chairs, a daybed, TV, fooseball, and air hockey. Treetop has 3 bedrooms, two with queen beds and one with two twin beds. There is also a double bed/daybed on the third floor and two convertible chair/twin beds in the sitting room. Treetop can sleep a maximum of 10 people.

2. “Meadow:” Three bedroom unit on the first floor with a well equipped kitchen with a stove, oven, and dishwasher, a living room with a TV, an outside deck, and 1.5 bathrooms. Two bedrooms have queen beds, one of the two also has a small futon couch where a child can sleep, and the third bedroom has two twin beds. Meadow can sleep a maximum of 7 people.

3. “Carmine’s:” One bedroom unit on the first floor, with a kitchenette with a small stove, sink, coffee maker and microwave, a living room area with a TV, and one bathroom. The bedroom has one queen bed and the living room has two convertible chairs/twin beds. Carmine’s can sleep a maximum of 4 people.

Pets are allowed but we charge an extra $50 per pet.

We charge an extra $25 per person per night for more than 16 people, up to a total of $100 extra per night.

Note: The house was recently upgraded with some new construction to incorporate the third apartment into the Airbnb. Some of the reviews mention a caretaker – that person no longer lives on the property. Also, some of the reviews talk about two apartments – this listing now includes three apartments.

Guest access

There is a parking lot which fits 5 cars. You need a car to get around the neighborhood.

Other things to note

There is a washing machine/dryer for clothing located in the house.

There is also a cottage where on occasion guests of ours stay. The entrance is separate from the farmhouse and our guests do not use the yard around the farmhouse. You may see other people, including the owners or workers or other guests, visiting the Farm or using the trails.

A wonderful serenity has taken possession of my entire soul, like these sweet mornings of spring which I enjoy with my whole heart. I am alone, and feel the charm of existence in this spot, which was created for the bliss of soul.
